Process Steps
Step One
Planning & Design
A pre-checklist is provided during this phase to ensure homeowners are fully prepared and not entering the project blindly, including key items to bring into initial architect meetings. A Pre-Construction Deposit is required at this stage to initiate the planning process and secure project resources.
The Planning and Design phase is the foundation of every successful project at Bach Builders. During our initial consultation, we review general project guidelines and outline the key stages involved in developing an accurate construction estimate, ensuring you clearly understand the process before moving into design and construction.
Dave and our team work directly with you throughout this stage to provide guidance, answer questions, and refine the project vision. For certain exterior renovations or home additions, additional site considerations may be required, such as review by a certified arborist or landscape architect, allowing us to address site conditions early and develop a well-informed construction plan.
Step Two
Sketches / Conceptual Design
During the Sketches and Conceptual Design phase, our team remains closely involved to ensure the project vision is translated into practical construction plans. Working collaboratively with the architect, we help develop several preliminary design concepts that reflect your goals, layout preferences, and overall project scope.
After reviewing the initial design sketches together, we gather your feedback and make any necessary revisions. This collaborative process allows the design to evolve before moving forward into the preparation of the final detailed construction drawings.
Step Three
Final Working Detailed Drawings
During this stage, the final set of detailed construction drawings is completed, clearly defining the building layout, room configurations, and both interior and exterior elevations. These finalized plans provide the framework needed to move confidently into the construction phase.
During this process, we can also schedule appointments for clients to review and select building finishes and materials, with several of our trusted subcontractors offering showroom spaces where you can explore available options.
Step Four
Begin Estimate
Once the construction drawings are received, we begin the estimate development process by coordinating site visits with the client, architect, and our trusted subcontractors to review the plans and evaluate existing conditions. During this phase, key project elements—such as electrical, heating, and plumbing systems—are carefully reviewed, as these components can significantly influence the overall remodeling or construction budget.
We also assess site access and logistics to ensure efficient daily work procedures. After gathering input from our subcontractors and reviewing the plans with the client and design team, we prepare a detailed construction estimate that includes clear cost breakdowns, builder insights, and potential options to help guide informed project decisions.
Step Five
Contractor Selection
Once you have selected Bach Builders as your general contractor, we begin preparing the necessary project documentation to move forward. Our team is committed to maintaining the high standards of accountability, craftsmanship, and communication that define our work. At this stage, an initial deposit is collected to prepare the formal construction contract documents, including the detailed Scope of Work.
This amount varies depending on the overall project budget, and any unused balance is credited back toward the final construction estimate.
Step Six
Scope of Work
During this phase, we develop a detailed Scope of Work document that works alongside the project blueprints to clearly define each phase of the construction process. Working closely with the architect, our team carefully reviews the plans to identify important details, clarify specifications, and address any areas that may require further explanation or refinement.
This document outlines each division of work and helps ensure all project expectations are clearly defined before construction begins. Depending on the complexity of the design, the Scope of Work is typically completed within one to three weeks.
Step Seven
Permit Application
Once the construction plans have been finalized and approved, we proceed with submitting the necessary documentation for a building permit. Our team coordinates the permit application with the appropriate City or County building department to ensure all requirements are met.
After the permit is issued and approved, the project officially moves into the construction phase and work can begin on site.
